Luca Biscarini · Hospitality advisor · Rome, Italy
I advise hotel owners, investors and operators on acquisitions, disposals, leases, management agreements and repositioning across Italy. I work as an independent advisor under my Gei Networking brand and as a partner of the Antoitalia Group for Antoitalia Hospitality: always personally, discreetly and often off-market.
Luca Biscarini
About me
I have spent more than thirty years in hotel management and hospitality development: I know every detail of running a hotel, from the front desk to the P&L, from occupancy to GOP.
I want to make that experience available to those looking to buy, sell or lease hotels. I analyse an asset the way an operator would: keys, ADR, RevPAR, choice of international brands and rent sustainability, making negotiations smoother and financials more credible.
I work on two fronts: as an independent advisor under my Gei Networking brand, and as a partner of the Antoitalia Group, as coordinator of its Hospitality division. I am a licensed real estate agent registered in Rome.

Official partner of Antoitalia HospitalityThe hotel division of the Antoitalia Group, forty years of prime real estate transactions in Italy.
Partner of the Antoitalia Group
I serve as a partner of the Antoitalia Group, a Milan-based real estate advisory and brokerage firm with a network of institutional investors, funds, family offices and international brands.
Together with Cav. Fabio Tonello and Dr Paolo Villa, partners and driving forces of Antoitalia, I share a professional collaboration refined transaction after transaction, carrying out every mandate with complementary skills, shared goals and the same dedication to achieving results.
Within the group I lead Antoitalia Hospitality, the division dedicated to hotel assets, which acts as an independent advisor on acquisitions, leases, franchising and development, with structured scouting across seaside, mountain and art-city destinations, as well as matching through proprietary databases.
Working with me brings a twofold benefit: a single direct point of contact and, when needed, the operational capability of a national group.

A hotel is valued mainly on its earnings: number of keys, ADR, occupancy and the rent an operator can sustain. I prepare a valuation based on the expected P&L, the competitive set and official Italian market data (OMI).
It depends on your goals and time horizon. A lease delivers income without operating risk; a sale realises the value immediately. I model both options side by side before you decide.
The property is never advertised. I present it confidentially to selected investors and operators only, after a non-disclosure agreement, protecting staff, guests and reputation.
Rent can be fixed, turnover-based or hybrid, with a guaranteed minimum plus a variable part. I start from expected RevPAR and what the operator can sustain, so the lease holds over time.
Often, yes. I check zoning, layout, achievable number of rooms and local demand, and estimate rent and value once the works are complete.
Throughout Italy: Rome, Milan, Venice, Florence and the main seaside, mountain and lake destinations, for both city hotels and resorts.
